Owner financing. No bank.

There is no credit application, no credit record to check, no compulsory insurance and no arrangement fee. You pay the deposit, we sign, and you pay a fixed amount each month until it is cleared.

The three ways

Paid in full, over a year, or over two

Interest rises with the term — 0 % over one year, 6 % over two — and that is the whole of it. The percentages and the terms are the same for every lot.

For any other lot the structure is identical: the deposit is 50 % or 30 % of the price, and the monthly payment comes off the balance. Send us the lot number and we will send the exact table.

The total, always in writing

The contract always states the total, not just the monthly payment. Financing where you have to work the sum out yourself is the kind of deal your lawyer will tell you not to sign.

What has to be said plainly

With 50 % down, your lot goes first

Until desmembración is registered, no lot can be deeded on the day you sign, because it does not yet exist as a separate finca. We would rather say so plainly.

What we do with 50 % down: we record the promise of sale against your exact portion on the day you sign — which legally prevents it being sold to anyone else — and your lot goes to the front of the desmembración queue. The deed is executed as soon as your finca number comes through.

The whole process, document by document, is on the title page.

What protects you

Six things that go in the contract

  • A promise of sale recorded against your portion from the day you sign.
  • The deed in your name as soon as desmembración is registered.
  • Sixty days of grace before any default, then a moderate surcharge — never immediate forfeiture.
  • You can transfer your contract to someone else.
  • A written refund table: what you get back if you withdraw at month 3, 6 or 12.
  • Every payment by bank transfer, with a receipt. Never cash to a person.
The perimeter wall, built in 2026. Your lot sits inside a closed property while you decide when to build.

From abroad

If you pay from outside Nicaragua

You can pay by bank transfer or by remittance. Every payment is confirmed in writing and on WhatsApp the same day, with the updated balance. At the end of the year we send the full statement, whether you asked for it or not.

What comes after

The two costs that are not the lot

Closing costs. Notary, stamps, registry fees and certificates. They are itemised one by one, with who pays each, on the title page. If a charge is not on that list, we are not going to make it.

The maintenance fee: $17 a month per lot. It covers looking after the land, lighting in the common areas, and upkeep of the internal road and the cistern. It starts when the cistern is commissioned, not before. Water is metered and billed separately. While a lot is unsold, the project pays that lot’s fee — not the neighbours.

What would it come to for you?

Tell us which lot interests you and which plan, and we will send the full table: deposit, month-by-month payments and total. No obligation.
