The water

The water isn’t a promise

In a lot of Nicaraguan subdivisions water is something they will get to. Here the line is already on the property, and you can watch it run the day you visit.

Here are the exact figures, measured on 25 October 2026: 20 psi static pressure and 8.6 litres per minute — five gallons in two minutes twelve seconds, with a stopwatch and on video. The pressure is not high, which is why the project includes a cistern and pumping. We would rather tell you ourselves than have your plumber tell you.

The land

Cleared, shaded, and the trees still standing

Mango, avocado, mamón, guava and nancite — the big trees are already here and they stay. Any 200 m² lot can be joined to its neighbour to make 400.

The internal stone road and the lot staking are under way, and we post a photograph and a date every time something moves.

The largest

Lots 1 and 2

The two largest lots in the subdivision are in this corner, under the oldest trees on the property.

Lot 1 is 317 m² — close to 60% larger than a standard lot — and lot 2 is 220 m². These are the two people ask about most.

Security

The property is enclosed

In 2026 we put up the concrete perimeter wall along the side lane. The entrance wall, with the sign, has stood since early 2023.

For someone buying from abroad this matters more than it sounds: your lot sits inside a closed property while you decide when to build.

With that, your own lawyer can request the ownership history and the lien-free certificate from the Granada property registry — without going through us. The thirty lots are still going through desmembración, and we explain the whole thing on the title page.

The price

200 m² lots from $16,500. There is a discount for paying in full, and we finance in house over twelve or twenty-four months, with no bank involved.

The financing page sets out all three plans — deposit, monthly payment and total — worked on a $16,500 lot.
