Questions we are asked
The twelve we are asked most, answered in full. If yours is not here, write to us and we will add it.
01Can I buy if I live in the United States and cannot travel right now?
Yes. You can grant a special power of attorney before a notary in the country where you live, have it apostilled, and send it to Nicaragua so that an attorney-in-fact signs for you. Nicaragua has accepted the apostille since 2013, so no consular legalisation is needed.
We can also do the visit by video call, lot by lot, on whatever day and hour you say.
02How do I know you own the land?
Because you do not have to take our word for it. The property is registered as finca number 21633, tomo 322, folio 70, asiento 1, at the Public Property Registry of Granada, with cadastral number 63015171439626.
With those references, you or your lawyer can order the registry history and the certificate of freedom from encumbrance directly, without us. The whole of it is set out on the title page.
03Does the deed go in my name?
Yes, in your name or in the name of whoever you say. Today the property is a single finca and each lot is separated off by desmembración; once that is registered, your lot has its own finca number and its deed goes in your name.
In the meantime, the promise of sale is registered against your portion, which legally prevents it from being sold to anyone else.
04Can I buy two lots together?
Yes, and over much of the subdivision they are adjacent. Two lots are 400 m² (572 square varas), which is what most people end up wanting for a house with a yard. You buy the two and they are joined in the deed, at no extra charge for doing so.
05What happens if I stop paying?
We talk. There are 60 days of grace before any default. If you decide not to carry on, the contract carries a table that says exactly how much you get back depending on the month in which you withdraw — and it says so before you sign, not after.
06Is there water and electricity?
Water yes, today: there is ¾-inch pipe inside the property. We measured 20 psi static pressure and 8.6 litres per minute on 25 October 2026, with a stopwatch and on video.
The pressure is not high, and that is why the project includes a cistern and pumping. We would rather tell you ourselves than have your plumber discover it. Electricity is applied for lot by lot with the utility.
07When can I build?
Whenever you want, once the deed is registered and with a building permit from the Diriomo town hall. There is no compulsory deadline to build and no penalty for leaving the lot empty.
08Is there a maintenance fee?
Yes. It is $17 a month per lot, and it begins when the cistern comes into service — not before. It covers upkeep of the green areas, the internal street, the gate and the entrance, electricity for the common areas and a reserve fund.
Water is metered and billed separately, by consumption. And the lots that have not yet sold are paid for by the project, not by the neighbours.
09Who pays the closing costs?
They are itemised one by one on the title page, with who pays each one. There is no charge that is not on that list.
10Can I resell the lot?
Yes. Once registered in your name, the lot is yours and you can sell it, leave it to someone or mortgage it like any other property. You can also transfer your financing contract to someone else before you finish paying.
11Is it safe to leave the lot empty for several years?
The property is closed in: wall and gate at the entrance since 2023, and a concrete perimeter wall along the side road since 2026. Most of our buyers are not going to build next year, and that is fine.
12I want to come and see it. How do I do that?
Message us on WhatsApp and we will arrange it. We open the gate any day with notice, and if you are coming from abroad we will tell you how to get here from the airport.
Going to see land before buying it strikes us as the most sensible thing in the world.
Still something unanswered?
Message us on WhatsApp. You are answered by one of the three people in the project, not a call centre, so we sometimes take a few hours — but nobody is going to promise you something that is not then kept.
